Bought a new home? Most newly constructed homes have a builder's warranty period; anywhere from 90 days to one year, for the homeowner to determine if there are any areas of the home which need further attention / repairs by the builder, at the builders expense!
Before the warranty period lapses, having a Home Inspection is a prudent way of protecting yourself against having to pay for those repairs yourself once the home is out of warranty!
By having a detailed inspection report, with pictures and narrative, to present to the builder as your final punch list, not only documents the findings, but aids the builder in determining which subcontractor to contact depending on the repair needed. It also demonstrates to the builder you are serious about having the items found by the inspector corrected.
